Soaring 78-storey skyscraper could completely transform block of downtown Toronto

A skyscraper proposal that has been in the works for a decade has resurfaced yet again, promising to bring one of the city's tallest buildings to the intersection of Bay and Bloor.

The proposal for 80 and 82 Bloor Street West has been in play since 2013, and a revised application filed with city planners this summer could spell the end of an office building, as well as locations of Roots, Goodlife Fitness, and the flagship Harry Rosen menswear store.

First proposed a decade earlier as a 68-storey tower, owner Krugarand Corporation has been refining and reworking their plans since that initial submission in 2013. The project was resubmitted with a reimagined design and 79-storey height in 2019, later upped to 80 storeys in 2020.

A drawn-out appeals process concluded in late 2021 when the Ontario Land Tribunal issued an order approving the proposed rezoning of the site, permitting an approximately 250-metre-tall mixed-use tower with retail at grade and office uses within the podium.

A refined plan has since been submitted to the City as the final details are ironed out, proposing 78 storeys with yet another redesign, this time from architects Arcadis.

The new design is a significant departure from earlier plans, visually breaking up the tower massing with varied facade treatments. The podium would reference the existing buildings on site, while the tower above is split into a pair of offset volumes with contrasting shades of cladding.

The proposal calls for a building area of 116,915 square metres.The vast majority of this floor area would be dedicated to residential space, with 107,195 square metres accounting for over 91 per cent of the building's floor area.

This residential component includes a staggering 1,716 condominium units, which are planned in an investor-friendly breakdown of 129 studios, 919 one-bedrooms, 488 two-bedrooms, and 180 three-bedroom units.

Office space would account for 7.5 per cent of the building, occupying 8,767 square metres within the podium levels, along with 952 square metres of retail (just 0.8 per cent of the total) on the ground floor.
