New in Toronto real estate: 488 University condos
488 University Avenue Condos aims to be a marquee condo development on one of Toronto's grandest streets. That's not a bad thing. For all the stature of University Avenue, it could use an additional residential presence to make it feel less institutional. The Shangri La already helps in this capacity, and so too will this new project.
As for the design, it's a bit awkward, what with its elongated podium that opens up to a rather standard glass tower. It's not ugly per se, but it's also unlikely to win any awards for its bold design. On the plus side, it's amenities are oriented around what's billed as the SkyLobby, the elevated space at the top of the first section of the building that will feature a fitness club, pool, and restaurant/cocktail lounge. At street level it looks modern and sleek, but also just like a host of other projects in the works right now.

THE VERDICT
Boasting 30,000 square feet of amenities, this condo will attract an elite set with ample money who spend most of their time right downtown. There's little doubt that this development will add to the ongoing transformation of University Avenue from "hospital row" to a more diverse boulevard that features upscale residential towers of a stature that suits the central location of the street.
The Residences at 488 University Avenue will prove a nice addition to the street, if not one that's quite as significant as the folks behind it think. The renderings of the suites are promising, and the views will be outstanding. In the absence of pricing information, however, it's difficult to pass judgment on value. At this point in time, it's fair to be optimistic about the project, but I can't help wishing for a more stunning design given the location.
